Actionable Starting Tasks

Hey Everyone,

Just wondering if anyone can offer some actionable tips to get to the point of closing a deal. Im just starting out and am looking to buy for a flip with a backup plan being to brrrr.

Im looking to buy a moderate distance from my home ( within a 2 hour drive) so have nailed down some target markets and already contacted a realtor, but beyond just waiting for them to send me potential deals in my criteria to analyze, and spending hours browsing zillow/realtor/redfin etc. What are some more actionable items to help start this journey.

I have read/listened/watched a ton to get my basic knowledge foundation and am motivated to work on this in all my free time, but when I sit down after my 9-5 to get to work building my real estate business, I just continue to look up stats up my target market, and browse endless MLS listings. Is there anything else you would recommend? I would love to close on a project in the next couple of months.

Thanks in advance
