We are now in a position where we have 4 investment properties completely paid off making us money and I have a high paying W2 job that allows us to feel comfortable enough for him to quit his W2 job and start investing in real estate full time.So my question is… where can we go to get advice on how to move forward with this in regard to the best way to structure our growing real estate rental business?

My son moved out 2 years ago, and I am trying to take advantage of the capital gains exclusion. 

I'm moving to the Lake next. 

If it makes sense AFTER you'd move out then i'd do it.

With that little down it's going to be challenging for anything to cash flow once you move out and rent your space but that's not what it's all about, the equity growth is far more valuable than the little bit of cash flow people would like to see.

My husband and I feel we have made some errors with two properties we have purchased in the past few years and we are needing advice on steps we should take to move forward.

But why is this the case, and what makes mid-term rentals a strategic move for investors today?

Me and my fiancé are wanting to try and purchase new construction homes in class A to B neighborhoods (275-350K) and put 20-25% downs and live in them for 1-2 years while we save another down payment and then eventually move on and make it a rental.We are not looking to scale rapidly.

What has me worried is that since the eviction process is taking so much longer, many are turning to other options such as cash for keys which dont end up on a tenants record.. they end up moving and doing the same thing with the next house/landlord and we continue a perpetual cycle of non paying tenants.

The developer said "sorry" and moved on to his next project.
