One question I have in determined the best structure for funding our deals is whether we fund our deals utilizing a mortgage/promissory note to secure our capital partners investment or if we should facilitate a Joint Venture and put the property in a Trust.

James,As I worked alongside several syndicators starting with some in their emerging / ramping stage, one of the best ways that they got started is to surround themselves with experts early on instead of trying to DIY w/no brand identity. 

Hi Chad, it could be worth considering a shot at a software solution built for DIY landlords (1 - 15 units) to bring some automation to the rental management process (just to make things much much easier for you).

A group of us are forming an investment group to start a few RE ventures and are in the search for an attorney who has experience structuring partnership agreements to help guide our group's structuring.

You should attend more local investors clubs and present this deal to see whether any investor in the club want to be a private lender for this deal or join venture partner. 

Offer a Joint venture with an investor once you have secured some personal funds .

I'm struggling to budget for projects I'll DIY and ones I'll contract out like the big ticket items (windows, masonry, flooring, plumbing, electrical). 

Actually thought about maybe getting a duplex in the Carmichael/ Arden area since Bay Area is so expensive, just to get my feet wet before venturing out of state but not sure if that’ll be a good move.
