If you're planning on selling  the property after 5 years or so, then put in simple laminate countertops, but if 10+ years, then go for granite because you won't have to replace it for getting water damaged if a faucet leaks.the 'better' class of tenant depends on the demographic in that area.

I want to use mosiac tile backsplash in all of my units because it's a wow factor that I believe will pay off, nobody else uses them and they aren't that expensive to put in.

Put in vacancy rate at 10% although the neighborhood trends lower.I also estimated expenses as follows:Insurance $1,000.00Taxes $3,300.00Property Mgmt 10% $1,728.00Maintenance $1,000.00Advertising $300.00Utilities $2,000.00Total Expenses $9,328.00 After all that I'm coming out with a cash flow of ~$3800, Cap rate of 10%, and ROI of 17%.Am I missing anything?

If you are only investing in SFH I would suggest that you put in your lease that your tenant shovels the snow and mows the grass.

@Ken Badziak great question.in the very low price points I would not worry about what lines to put in and would go with the cheapest.BUT, anything beyond the war zones go with the new stuff.

She staged it and had a brokers open 2 Fridays ago  on sunday she had 5 offers.. listed price was 499k.. we accepted an offer at 550k close in 30 days.. we might have to put in new sewer line depends on how the scope comes out.. it was marginal when we bought it.. we will see. .
