For example, a washer/dryer is a huge convenience for anyone as opposed to going to a laundromat.

You can get a 24hr rental for $20 + mileage.It's a lot cheaper than the Big Orange $75 for 45 mins, much more convenient and all it takes is a little forward planning!

Rochelle, Heat is a necessity and AC is a convenience.

Phoenix has a 75% to 95% increase by 2030 .... so while 'flipping' isn't what i want to do ... i'd be selling it potentially in 20 yrs ... it'd be great to buy a Class B that's in a convenient 'good' place ... and then to have the city DOUBLE in size ... driving up the property value too

There are benefits to keeping things separate although combining accounts is a greater convenience.  

I hope you put this in writing and that rent will be due on time the following month - not when it is financially convenient for your tenant.

Convenience-wise, I  like being able to do my mileage through one mgt corp instead of every individual property, for instance.
