Only use it to advertise to find sellers or invest a little in education.But get as much free education and look for sellers using free methods as you can in the beginning, then use funds from your first wholesale deal to ramp it up.

Negotiating...I believe if more wholesaling "gurus" emphasized this tactic, there'd be less stress and heartache for wholesalers..Let's face it, some people who get into real estate via whatever strategy aren't great negotiators..they really have to work to learn it..

Even you're looking to wholesale to owner-occupants, if the deal is great, an inspection period won't matter, as someone will buy the property from you.Of course, you need to be able to do your own inspections (hire a GC if necessary) to determine if it's a great deal or not.3.
