It slows way down between March - August, with June-July being the slowest of them all.I'm interested in seeing if it's just a local, region, or nation thing, related to summer, vacations, weather, Government, or other economic changes in areas.

BP, hope everyone is doing good, so my question is i have this couple that are staying in my duplex that owe me 2 months of past rent and they have no plans on paying or moving out. i just served them with the 3 day notice to pay or quit. my next question is do i serve them the 60 day notice to vacate after the 3 days or should i just get an attorney to take over my case?

So that's why I give 45 day notice,, this gives them sufficient time to think and respond that they will be accepting the new terms so if they can give me proper notice back by 1 day before the 1st of the month if they are going to vacate, This should be in your renewal notice.At that time if you have any other terms that will change regarding utilities then you let them know that as of same date utilities will be their responsibility and give them the proper information to make the switch for utilities.
