We live in a world of majority wanting to chase that instant gratification and wanting that shiny object right now.

Portland is in a unique spot right now working through some rental regulations (both city and state-wide) that have the market in a bit of a tizzy...some are pulling out, some buying in, and some are just sitting and waiting.

@Martin Fields it depends on what your goals and objectives are.

Given your objectives, the obvious route is to build a portfolio of long term buy and hold properties.

To successfully operate parks at scale requires understanding all the unique aspects, having the experience necessary to create a strategy that works, and building a team and processes to execute. 

But that's purely for marketing the strategy as the latest shiny object.

I currently live at home, which is about 45 minutes up north of Nashville, but with classes starting soon and my desire to get started in real estate investing at an all-time high, I want to be creative and find a unique situation for housing this coming school year.

Just remember that Grant is selling a passive real estate investment, and he isn't exactly an objective financial professional.Buying a personal residence all cash is rarely the optimal way to deploy capital.

The only good advice I can give is to worry about YOU, not many people are going to go on your journey with you so I think this problem is more common than unique.
