Just another tool along with the 1031 exchange to turn tax deferred to tax free!

Fantastic tool that is completely free.  

I am very tech forward and would like to be as modern as possible to make this business as efficient as possible, any advice or tools would be greatly appreciated. 

From there, start to figure out which markets caters best to that strategy, what your entry costs are going to be and what markets you can afford, and narrow it down that way.Once that's done, I'd then get connected with a local Realtor in that market to identify what areas/neighborhoods would best fit your needs.

Good debt being debt that makes you money, and bad debt like credit card debt and financing your vacation / large TV (etc) purchase.I personally think he just caters to the less disciplined, and so for those his advice is on point.

An LLC can be a great tool, if you understand it and use it correctly.

There are some tools online that you can use to help "manage" you property, this is effective and cost efficient for portfolios less than 5 units.
