He then became the largest BK in the history of this state.Many of the folks syndicating today only started after the GFC.. someone Like Brian would be a guy who worked on both sides of that disastrous economic climate and as he stated to save his rep and client base he had to feed the deals.. those that did not feed them lost them. those that did suffer that pain came out the other end much stronger.

Interest rates are reasonable today (though the market in many places is saturated), which means that instead of owning a finance-free REI property for $400k may not be as favorable as financing 4 deals for $400k, down paying $100k each (25%), hopefully cash-flowing, and building equity.

Farming operations have scaled correspondingly and what was the family farm of my grandparents is no longer sustainable ... in the areas where my parents grew-up, many "family" farms today are working  6 - 10 sections annually - a task that requires millions of dollars in capital equipment.There are also farmers who are specializing in organic and/or non GMO crops (both of which may require maintaining a wide border strip between their fields and their neighbours crops).There were (and likely still are) two principal ways of renting farm land in that area: a) straight rent per acre/quarter/section or b) a share cropping arrangement with the farmer working the land.

Let's say that 0.5% rent to cost advantage for the cash flow (i.e. if using today I would claim 0.7% to .75% is not too hard to obtain in San Diego (in fact I am closing on one right now in that range) and suspect Midwest large city not war zone maybe can get 1.25%.

0 votesI went to the Baltimore county courthouse today on different peoples suggestions to get lists of probate and tax liens properties etc..And they said they "don't do that" that Baltimore county doesnt give out lists, and then she told me to try Baltimore City,so I called them and they told me the same thing!
