An investment that averages 12% a year, but happens to drop when you  need to sell in 2 years isn't much Good.

Just wanted to drop this note for the out of state investors licking their chops at the idea 8-10 caps are sitting on every corner in Knoxville because that is just not reality.

Some Mexican dudes were trying to sell this from one group to another I knew of one group that dropped over 1.5 million that was just stolen from them. 

@Noel Pregot You can't count on the fact that prices will drop if interest rates rise. 

It's our belief that one of the larger risk factors is if a REIT or regional player drops a 70k-200k sqft facility down the street.

Here’s the risk involved with that:If the market drops when you want to pull the money then you either accept the loss or are limited to using your own saved capital instead.The money is slightly less accessible. 

Just make sure the destination is more 'year round' so you don't have to drop the rates so low to get the occupancy numbers you're looking for.
