Anybody have some sample wording for a seller carry back mortgage note that is held inside of a tax deferred exchange? 

In California more then 5 fruit trees is considered a Orchard for tax purposes, I can get the Orchard Tax exemption for first 4 years after planting. has any one tried this with multifamily properties?

I have not used Fund and Grow but I did have a consultation with them about unsecured lines of credit and they were upfront about the cost and such.

When I do the math on renting out a property, like in Texas, for a 1 bed and bath and compare it to the median rent for the area, the rental income doesn't cover the entire mortgage, property tax, fees, etc., of the property itself.

My question is, how should the partnership be structured so that each partner pays their share of taxes at the end of the year?

I'm just surprised that in the dozens of youtube videos I watched re installing LVP over a wooden subfloor (and the 3 contractors I consulted, and the many home improvement forums I sought advice on :-), no one really mentioned using a 1/4" (or better) plywood underlayment, but since I've brought up my issues here on BP I've seen many folks mention that they ALWAYS do that by default.
