Add to that the fact that there are a ton of laws surrounding syndication and who you can take money from, so even if you found someone willing to give you money, there is still a lot of red tape to jump through.

Infill construction can also have tons of added costs if you have a lot that is not level, tree removal, no infrastructure in place, etc.

I’d rather be a little north on there or if price is a dealbreaker maybe consider Baltimore or it’s surrounding counties it’s a little isolated down there which caps both appreciation and rent growth.
