You have to supply HUD with proof of funds at time of contract and it has to have a good paper trail between the contract purchaser and the source of funding.

Definitely not an expert, but I feel corporations are leaner and more efficient than they have been in years, banks have higher reserves, the average consumer has gotten smarter about debt (at least most of them I know, not sure of real statistics), the guys in charge of the money supply are actually quite intelligent (at least much smarter than me), public employment is dropping while private employment is rising, and while we are spending too much as a nation, more of us seem aware of that and willing to do something about it, especially the younger people I speak to.

I would ask around your local area, supply houses, paint stores, lumber yards, realtors, etc Having said what I have said, I only hire individuals who carry the required insurances.

We've had to replace a couple electric water heaters (our apartments in AZ don't have gas), and our licensed plumber/handyman has been charging about $250 for new heater and supplies, and $200 labor, for about $450 total cost to us.

I believe apartment will again come under the most pressure as over supply will accelerate rental price decreases.
