I know some have videos that you watch to learn the material, but Real Estate Express is basically just slides and you just read the material yourself.

Without getting too political, and to keep it brief, I do not think the bill will make it out of the subsequent committees.  

I have yet to purchase my first property, but to my novice eyes, it looks like the current owner is letting tenants slide and not bothering to do anything about it.

There are other structures where splits shift to 100% to sponsor after the pref to catch the sponsor up before the subsequent waterfall tiers and probably a thousand other structural nuances but a lot of that stuff is just either ridiculous, disingenuous, or downright designed to be confusing so that the investors can't possibly figure out how much the sponsor is getting.

That's doubly true in a market like Houston, where the higher positions are FAR over priced for the subsequent performance increase they give (you can think of this like stock prices - a stock can be for a great company, but can still get far overpriced relative to it's actual value).Anyway, not to bore you with nerdy stuff.

The national norm IS a sliding scale.

For subsequent deals, I would already be established.

That slide deck is awesome!

However my inspections showed that the sliding doors were failing and given we are in a beach setting would cost me a total of $16,000 to replace both doors if I wanted them to be hurricane compliant and in code. 

That property as well as the subsequent properties I invested in have appreciated well and provided decent cashflow.
