I can bring 200-300k in down payment to that closing.

@Andrew Glavinic Yeah well I have been doing this for over 20 years and try to stay up on the latest and greatest.   

If eviction takes three months, I would set the closing date for 4-5 months so I have time to complete the evictions and still conduct my inspections after.I would ask Seller to sign a master lease, giving me authority over the property during the time we are under contract for the sale.

It's tough when there is only one property of any type and multiple applicants so remember if it's not out of your scope to get them set in a right direction as well if there are multiple qualified applicants.Best to you Jake, stay safe!

While the median list price nationwide stayed the same as last year, homes did see a price increase per square foot.

I had a tenant that was imagining noises from the upstairs tenants and would not put up with normal noise such as walking, doors closing etc at reasonable hours. 

If this is an office building adjacent to a large hospital campus, even better, as it is very uncommon for hospitals to close down, so you will likely have strong long-term demand.Given the occupancy, you don't have any real upside beyond rent growth over time.  

Take a close look at properties that are doing well nearby and see how you can model what they are doing and then add some extra perks to beat those too.
