In Virginia, it's actually written into the landlord tenant laws that landlord can require a renter's insurance policy and actually purchase one and charge the tenant if tenant chooses not to purchase one, as long as total cost of security deposit and renter's policy equals less than 2 months' rent.

The 300% swings in price from one carrier to another are what I don't understand.  2) Security Deposits.Are you simply holding these in a savings account, in your own name, separate from your other funds?

I use the BRRRR method with extensive rehab and low purchases costs so my cash outlay is 100% covered by the mortgage, which bumps up the CoC quite a bit ;) putting 25% down is more common, but treacherous
