I read some things from @Chris Mason that if they are secured funds it's not necessary.Also this loan shouldn't be calculated with my DTI, correct?

I  I have a business bank account to separate funds, and thought it would be great to start building my business credit by getting a secured credit card.

Once the job is secured, then those kinds of contractor may end up cutting corners or taking on multiple jobs at the same time to make it work. 

So your points are very well taken.. plus can you imagine trying to build new construction in the C and D areas.. your materials would get stolen as quickly as they are taken to the site.. you dump your lumber pac and you cant secure the house .. you would need 24 hour security in those areas..

Depending on the loan amount, they will probably want a 15-25% equity injection.You can also utilize your health insurance claims and/or medical equipment as collateral for a secured line of credit. 

This is why for self employed applicant it is difficult to secure a new mortgage. 

Thanks to Southern California appreciation, there is now over $150k in equity and my 2nd would be more than secured.
