Also, take a look at Meetup.com and the events tab here on BP to find some local meet ups that most likely will have most of these people under one roof that you can chat with on a monthly bases. 

I am also a roofing Contractor that manages insurance and retail projects all over PA and NJ.

Not the more intense aspects like roof, electrical, etc.

Roof, paint, concrete, plumbing, electrical, HVAC, appliance, walls, floors etc. 

If I did pursue any legal action, the odds of me winning aren’t good because of the speculative aspect.

But to keep this “fair” if any additional funds have to be invested (bad hvac/roof/insurance claim, etc etc…) you’d have to kick in 61% of that as well. 

The low down (10%) is certainly one aspect that's attractive. 

Not sure about the insurance aspect.

Any turnkey investor should ask very probing questions of the turnkey provider regarding the condition of all mechanicals, roof and windows prior to entering into a deal.
