The only thing I know is that I want to buy a house to rehab, and then have it produce 6%-7% return after I do a cash out refinance.  

A newbie's dilemma: I am looking for an owner-occupied duplex, but the ones in the area that’s suitable for us to live are just not producing enough cashflows (the mortgage is a lot higher etc).

This results in multiple offer situations and bidding wars, driving prices too high to make them good investments.  

I've asked some folks in the know for some help -- hopefully we get good results.  

As you probably heard in the news, 2015 was not a banner year for most retailers and such results often lead to closures and restructuring. 

Getting the 4-plex up and producing might be a wise move just to insure that you have revenue coming in so that you can set aside reserves.
