Most city/county regulations want no less than 1 million in liability, so we require that for any clients.

There is also a Bank statement loan but that would require 10% down where they use gross deposits instead of income/taxes.

Not unless there is some local law requiring it.You can identify a handyman to handle issues. 

With an electric heater, the two drains lines would also be required.
