Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

The one major difference is that when you close under the LLC and you use a non-recourse lender or one that doesn't report the debt to your name, everything is separate from your credit. i.e., - the mortgage will not be reported under your own credit, but live within in the entities EIN.

You just need to shop around for the professional companies with multiple crews and an office.

I would like to access the cash value for property purchases down the line via loans from the company. 

Is he doing the repairs himself or does he have someone else in his company do the repairs? 

My broker used to allow me to collect my full assignment fee from the title company but now they're saying the check has to go through them first, and they want to take splits on it. 

She also told me that the owner is from Mexico, he does not report everything and is earning more income than reported.  

He was calling to report that he has repeatedly found his roommate watching adult videos on the TV in their shared living room, and more recently walked in on him in a similar state in their shared kitchen.I'm unsure of how to approach this one.
