The existing lender wasn't willing to hold any of the debt.I considered offering to just take them at their debt value but it was too high. 

Don't hold your breath for printed houses.

Since this is an investment (maybe retirement home in the long-run) which I must hold for at least two years, I don't want to buy at the top of the market.I'm also looking for a real estate agent who might be available to discuss and help with the process if you could make a recommendation for this type of situation?

I would hold onto it.  

Between the market rate of the services I offer and at least several months of holding costs I can eliminate, I know that I can bake some legitimate value to a deal however I have no direct experience packaging that value way that could help secure financing.And that’s essentially where my research is currently focused!

I am a regular listener to the Bigger Pockets podcasts when I am doing chores around my house and my STR property. 

I just wanted to know, would there be an issue if you wanted to use a 1031 exchange if all of your properties were in a holding LLC?
