Let me give you an example of the current situation which may illustrate another issue that may be impacting the Tampa market which hasn't been discussed yet-- fraud.

If you're only going to live in the area a short time, be aware that buy and sell will come with RE agent fees which might make it cheaper to rent in the short term.

i have also heard discussions about doing your own title search in the first place.. and not getting insurance or having a title company do itthe threshold of whether or not to do it  seems to be the cost of the property...

But if you want to wholesale the property to another investor, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.
