@Sean Stewart I enjoy Joe McCall very much.If you want to act as a principal in a lease and an option, and your INTENTION is to assign the deal, I would be a licensed agent.Or have a licensed agent show the house.There are brokering laws in MD/DC/VA.Also, think of getting title through a sub2 first and exiting as a lease 2 own.

 $4,000 lease payment ($1k going towards principal paydown) over the 2 years.Pretty close to the $500k property renting for $5k per month we were discussing, given what the option payment does to the numbers.I think I am going to pass, but LMK if you have interest.

I would suggest either staying in your principle residence or investing in another SFH but NOT moving into it and NOT going the route of living in a duplex (or similar scenario) because:a) For your principal residence all your capital gains that you have accumulated up to $500k (since your married) are TAX FREE.

It doesn't happen everyday but does happen.I have a client who bought a pharmacy  with 10% down putting 500k back in 2012 and now with cap compression they have 600k in additional equity not including principal pay down or down payment even after resale costs.
