This should eliminate the homeowner (1) selling a property while remaining liable for the note (subject to), (2) tying  up his property with a “buyer” who has no intent to close unless he finds someone to pay a higher price (wholesaler), (3) paying above market rental for an option to buy that can never be exercised (4) purchasing a property from a fix n flipper who did shoddy rehab, (5) purchasing a property with nebulous legal title, (6) contracting for home improvement with a fly by night contractor who then puts a mechanics lien on the property and (7) “listing” with a wholesaler disguised as a Realtor who doesn’t put the home on MLS. 

The title company rep may not give you names/numbers, but they'll pass your contact info on to their top wholesaler clients.

Do part-timers pay a flat monthly fee or something?

We're under contract on a SFH in Indianapolis and are paying all cash.  

I've worked with similar situations before with clients abroad purchasing property in NY. 

We have a few clients using AI for other industries such as mortgage, insurance and home services as well. 

My tenant has not paid the rent for the current month which was due on 1st . I have sent him the three day notice by courier but he never acknowlege nor did he pick up my phone.

If that is the case, why not ask them how they avoid a conflict of interest because as a client you expect them to show you places that are a good rental; however, if they are also looking to buy those places then you don't want to work with them as they will put their interest ahead of yours (the client).
