I originally was looking in the Midwest and different areas & I still am but, when I start thinking about rehabbing & working on a project, I tell myself I can easily drive 1-4 hours to check on my property PA because of the distance vs somewhere like the Midwest where it’s  super far.

Residents called in, and, if we were lucky, we were able to answer.

I am involved with quite a few mix-use and multi-family projects where historically bank originated construction to permanent financing was used.

Last part- Start networking with local investors and/or investor friendly agents near Newark who may have answers to the questions above.The only way to reduce risk is to educate yourself. 

I'm sure you can find decent pockets in Mesa or Tempe, but it won't be as easy as in the West valley.As far as areas go, the safest answer is anywhere near a Mayo Clinic.
