Some markets are excellent for short term, and others not so great.It depends upon your goals, your temperament, and the time you have to invest.

. - The ability to create online debit cards has helped a couple of times but I'd categorize this as a nice to have. - Free would be nice but if it's paid and has extra functionality I would consider. - Interest earning (not a ****** 0.2% either).

What marketing strategies have proven most effective for you?

In the old days, I would advertise in the Fresno Bee, and in the local freebee advertising rag.Nowadays, everything seems to be going online. 

Courses online are relatively cheap and there's some brokerages like kw that have offered free online courses with no obligation to join afterwards.

Hey @Michael Weleski I would recommend finding someone who is in your market doing flipping/renovations and partner up with them (get to/find a local REIA meetup if you haven't already).
