They give you a policy year 1 with a great rate and say it is their normal rate and then switch it up next year to rise a lot.There is business loss insurance from the landlord side as well as the tenant side.

Depends what you did and the area, if you put marble in the hood then yeah maybe if you put granite in a normal SFR you are probably fine really tough without seeing what you did and where the house is though.

If you are capable of mitigating those risks there is no reason to stay away from them.C - class neighborhoods are normally harder for first time investors because there is a lot of nuance between section 8 and assistance agencies that people do not understand.

Normally I could negotiate them down a decent chunk but in the environment finding someone that is lending at any kind of reasonable LTV has been tough.Today I'm talking to another lender up north who is pitching 70% LTV with rates starting in the 5's for borrowers with 700+ credit.

Up to you if you want to waste time, and money on an appraisal, just to have the rug pulled out from under you in a few weeks.If diesel fuel is normally $4 but someone says $3.75, then one could surmise that it's just discounted cheap diesel.
