Hello All,I was listening to a podcast this morning and they brought on a property manager who said that many newbies do not take into account that the assessed value of a house resets once it is purchased and therefore the property tax will be different.

Good morning, personally I am heavily invested the muskegon market,  yields and cap rates are all in the investors favor, rents continue to climb, demand is crazy high, resulting in higher valuations,  which is having me consider selling some of my multi units to raise capital to get into mobile home parks.

Just got off this morning's earnings conference call to get a sense for the perspective on the market from title services leader First American Financial.

My father retired there several years ago, golfs every morning, drives for Uber, loves his life (I think)!

Regarding the California AB 828 Bill, 25% rent reduction proposal, I called and emailed my State Senator this morning.... please all do same, who are concerned. 

So question 1 is flipping is harder to do with a day job than rentals but can be done, if you hire the work done instead of DIY your main job is to inspect when each task is done, lunch break weekends, morning before work whatever.
