There would be existing foundation for the new construction to sit on, but otherwise it would need to be totally new, we'd either match the existing wood siding or go with shakes on the rebuild.

Lesson learned, if we had jumped right into buying we would not have been as familiar with the area, we would have been in a rush to buy, and as result I'm confident we would not have found such a good deal ... the deal was so good and the house was so perfectly located and suited for our needs that I consider that 1 year of rent paid to be money very well spent.So, my advice would be to do the same and rent for a year.

You'll need to redo the counters if you choose not to get new cabinets or add cabinets in the gaps where you are removing appliances, but you'll have to make sure you can find matching cabinets for the new appliance location, otherwise require all new cabinets to be installed.
