I don't want to come off disrespectful to them or their work but also if a rehab is going to be 50k or more, that is a lot to come out of pocket up front and with restrictions of hard money and some lenders they require work to be done before paying out or allowing a draw. 

@Mike SchorahLooks like a lot to this story so you probably want to get an attorney involved if you really want the property - otherwise you can sue and may still lose and spend a lot of money on a deal that may or may not happen.

They are doing a lot to try and clean up the area and have pumped a lot of money into attracting new businesses (check out Spooky Nook and  Amp House Brewery) but there are still parts that are pretty scary (Generally the further you get away from Rt. 4/Dixie highway the better.)

I don't gamble at all, but the feeling is reminiscent to what one may feel after hitting a "jackpot."
