You will more than likely not see a return on a kitchen remodel, but an extra bath might add some value.At first blush I wouldn't pay anywhere near those numbers, but again I am located in the midwest and most of my properties retail between 90 and 135k

Hi all, I'd appreciate your opinion on what to do in this situation - Just purchased a duplex today ( 7/6/18 ) with long term tenant paying same rate of $1100 since 2011 for a 4 bedroom 1600+ sq ft, 4 BR 2 car unit in a great location, the top school district in the state, and large yard.

This will be dependent on your having a new job where you are relocating, likely in a similar field, in your new location.

Shouldn’t be too bad.However, converting the Duplex to a four plex is a much bigger deal, I would seek out some more specific advice to your location before pulling the trigger.

So to sum it up - prioritize fit & expertise over location!

I found what looks to be a great property in terms of location and value add.
