Jon & Teresa ... no rentals in that $500-600 range at all for about 10 miles.development across road is $2,000 and those kids go to the same schools, so we are still in a desirable area for less $.Prior landlord is reachable, as is transferring employer (3rd largest employer in area) and asked for relocation agreement.Been reading up on SC eviction process ... so we are prepared, sadly, in advance.

I think it is a much better venue for the second Summit, easy for all to get to, lots to do, numerous venue locations, etc.Plus, if you look at the stats, the largest showing of attendees as the 1st Summit were from West Coast by far.

- There will be no personal guarantees (non recourse) - Radio shack is paying 2,000 a month less then what they should be and if they go out of business or leave when their term ends in 2016 then the Income will go up by 24k once the new tenant is found- Anchored by the largest/busiest grocery store in a town with a population of 25,000.- Cash on Cash approx 20%Negatives: - Sherwin Williams lease is up in 3 years, but they have been there for over 30 years.- If Sherwin or Radio shack leaves then there will be TI money needed to redo space.- Lastly, the expenses are without a management fee, and vacancy reserve so with that included it may be a lower NOI.

The smallest one is probably a 100 man station and the largest is 250+.I spoke with a guy here that has 19 properties he rents and according to him he has never had a problem finding tenants....we'll see.
