I thought that at the time, home prices must be at a high and that they would drop soon, little did I know they would keep rising.

When I hear the word wholesaler I imagine someone that inflates the after repair value or totally misses it with the rehab budget what are your experiences ? 

I am in a fairly inflated market so deals are very difficult to locate.

Did you inflate repairs a little more due to the area?

Also on the second page, your expense growth rate should not be below inflation targets.

However, this seems to be changing and is expected to only get worse as interest rates rise.

I'm local to Wilmington DE - it's a sellers market right now - A LOT of what's available are class C+D properties and with any city there are bad pockets and good pockets, most of those are in sketchy pockets - I do believe Wilm is on the rise and will soon outgrow it's 'murdertown' moniker but if you're not local and don't know the town make sure to get some serious local boots on the ground. 

I am concerned if a contractor comes on this job site they will inflate the prices because they are finishing up someone else's work and they know we are desperate.
