New to Florida investor in a bubble market - WWYD

Hi Folks,

First and foremost thanks so much for the time!

Looking for some assistance on a best practice for my situation with my goal of one property for this year. I am in a fairly inflated market so deals are very difficult to locate. I was contemplating partnering with other investors if I were to go the larger unit-complex.

These are my goals and options:

Option one:

Continue looking for deals while saving and educating myself

move forward on first property self managed

Option two:

Get real estate license for side-pay to increase cash flow and knowledge of market as I am new to Florida.

Continue to look for deals while saving and educating myself

move forward on first property (ideally with funds generated solely through real estate to allow me to accumulate assets at a faster rate)
