I am not only new to the site but new to the real-estate industry.

They aren't networking within the community for your benefit or looking out for the neighbors that surround your investment.The aren't looking for new profit centers that might be appropriate, or proactively building a wait list.I would hire one on the spot if they did.

It's a shame, that a few bad Landlords and a few bad Tenants make the entire rental industry bad..."

Real Estate is a very long term success industry and building a foundation will be the most important aspect of your business.Good luck and hope to share more ideas in the future.Damir 

Analyze the local safety, political, and economic circumstances and get a feel of long term general (urban, industrial, infrastructural) development.

I've actually found a little soft spot in my heart for the RE agents that just come right out and say "I don't work with investors" because it at least saves me the time and energy.Now having said that - I had to make TONS of calls and send a bunch of emails but I finally found an agent that does nothing more than work with investors and I'm stoked that the hunt finally paid off.And guess where I found that agent at?  

I can spot a "little old lady" house pretty easily by the pics online.  

Some growth there in spots but they can't touch the upside to the warm climate states long term.Just my opinion and everyone has one.......... : ) Detroit would not be on my radar as a top spot.     

As this contact with the real estate agent will be to understand the market of the Phoenix area, where are all that hot spots that investors are putting their money in , the average price of the houses there .....
