Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

The house has a partially finished basement with 3 seperate rooms and a garage and bathroom that was converted without a permit ( very very common here on long island I did the same in my house ) .Of course if an inspector comes out most likely I either have to get up to code or eliminate the garage converstion and take the walls down in the basement .If I dont I would probably have to wait up to 8 weeks to get drawings and approvals thus delaying the entire project .

In this case, the turnkey company, the 3rd party inspector, photos sent to me, the management company, etc.

While the house checked out with some minor repairs according to the inspector, I discovered 1 neighbor next door is breeding Pit Bulls (the mother was nursing) and the neighbor behind has German Shepherds.

Do I take the trip out there or Call a local inspector? 

At one time I was an inspector for a city and a tornado hit.  

I am working on a deal for a 24 unit commercial building and need recommendations for commercial mortgage brokers and inspectors.

Recommended inspectors?

Other than referrals to a good title co, inspector, contractor, etc having an agent or not has nothing to do with the speed of closing.I take that back.

Buyers make the mistake of trusting the "expert" because of their ad in the glossy magazine and don't go and see what the property they are buying, or at least hire an independent inspector to give them accurate information.
