In my case, getting money to invest through basic personal financial management was far easier than finding an incredible deal or using a creative financing solution.My alternative was to attempt to find a screaming deal from a motivated seller.  

The homes are mostly 1960-1970 single wides and the area makes me want to lock my doors.  

You can also try putting in a deep channel about 6 : wide with a grate.

educate educate educate.. youre young utilize that time to learn and then PARTNER as to avoid analysis paralysis.. trust me I too am very analytical and this rabbit hole is very wide

Some people take a longer path to get started but at that point you should have incredible momentum to take you as far as you are able.Good luck and enjoy the beautiful San Diego area.
