I'm typing up my first lease agreement and adding in a few amendments I've heard on bigger podcast to a standard lease I got from a mentor.

Hooks up should include dryer exhaust venting.. not easy to add in all applications if not already in,, and inspections don't like flexible accordian type exhaust usual requirement is the standard solid sheetmetal tube. 

I want to attract a decent renter with a decent home that will work with me to fix up the property and bring it to the same level as the rest of the neighborhood.Does anyone have a list of standards for a mobile home community?

Hello,I just reviewed my homeowners insurance policy for my duplex, and noticed it will increase $130 per year, which starts next month if I choose to renew.

I would think it would be part of the budget (a Maintenance Item) and then everyone assessed for it, by a small increase in your monthly HOAs.  

I also like the north Fort Worth area, with a lot of new construction I feel like the area will continue to increase in value. 

75% LTV is the standard for both Fannie and Freddie, which is relevant if you want the gov't subsidized rates/terms.

Which I understand.So my question, then comes to opening a Self Directed LLC IRA, (I do not want a standard Self Directed LLC where I don't have checkbook control and need a person doing all my deal signing etc).
