Mobile home standards - please help!

I have a single city lot that has been occupied by a mobile home for ten years. That tenant left and I'm looking for a new renter to move a mobile home on the space. However, I want a nicer trailer and not a 1972 single-wide! The surrounding properties are average stick-built homes or mobiles with fences, nice yards, trees, etc. I want to attract a decent renter with a decent home that will work with me to fix up the property and bring it to the same level as the rest of the neighborhood.

Does anyone have a list of standards for a mobile home community? Certain age? Painting standards? Do you allow additions or outbuildings? 

P.S. I already manage nearly 300 rentals and don't need advice on leases, screening, etc. I am only looking for advice on how to screen and manage a mobile home that is owned by the tenant. Thanks!
