I mean its easy to get a few hundred dollars more a month by ignoring red flags on tenants not having 3x's the rent in income, or having major red flags with regards to evictions, bad credit, etc.

Long story short, make sure you buy in an area where the neighborhood is improving and continually keep your properties in good condition and you will have much fewer issues than if you ignore them.

If you are close on your DTI metrics maybe one bank will be a little more flexible than another (I've seen 43% vs. 45% on this type of a product before) but no one is going to able to ignore the debt payments to help you qualify for it.

At the same time, don't ignore the fact that market has shifted and sellers who were asking too much are still sitting there...if the numbers add up, you may just have been persistent and caught the sellers at a point where getting out from under the pain of the property is worth more to them than the price.
