If I cave in to their demands, even though late October next year still isn't an ideal time to find a new tenant, it would still give me much more time to prepare and find a new tenant than what the tenants are threatening to do this year.

This paint is likely ideal when units turn-over quickly.Eg-shell seems to the advantage when it comes to cleaning the walls and using the same paint throughout the whole property.

So I was thinking $420K with a 4% 30 years amortize loan, so is this ideal or am I thinking the wrong way.Please note I also checked the local average rent in the area and it pays about $2300 a month.

He is willing to hold back a note (not ideal for him, but he is open to it), and he said he would be willing to subdivide the lot before the sale as long as he didn't have to put in any of the legwork, basically just sign the papers.

@John Zoulis Ideally the tenant would have an account directly with the vendor, that way I'm not involved at all and it's the tenant's responsibility.
