Non-refundable means it doesn't get refunded no matter what, as soon as it hits my bank account it is income, not a deposit.

Can I sell the one that's paid off and use the money from the sale to pay off the other two mortgages without taking a tax hit? 

We didn't ramp up as fast or as much as you plan to, we hit the level we could handle to self manage in our free time.  

Conversely, when it comes to selling your property - it never hurts to have several agents on speed dial so you can notify them of a hot property as soon as (or event before) it hits the market.
