@Bobby DavisI am surprised no one chimed in and gave you a recommendation.I would recommend the following if you are looking for a local CPA.1) put a keyword alert for "Texas" and "San Marcos" and you will notice that a lot of frequent posters with those keywords in the alerts.

- Is the subject property in a well-populated area where there is evidence of properties trading frequently?

Nothing too fancy, just imitation wood ceramic tile with stainless steel appliances and nice shutters, but there are no units available in the market with these characteristics, so I have had up to 23 people going to the open houses and my units normally rent in a couple of hours once they are remodeled. 

Frequently to the the disadvantage of the other citizens of Eugene who are too busy going to work or school to have time  to be an activist.

Metropolitan Statistical Areas are by definition large and encompass great swathes of regions and whilst this information is useful background information, remembering that one of the distinguishing features of the Real Estate Asset Class, as compared to other classes, is it's highly segmented character.The most profitable ( and some would say, risky) revenue streams of RE is appreciation and that's what you're trying to determine when you are looking for how to determine which stage of the RE cycle an area is in but within Sarasota, Tampa and Jacksonville for example, are a myriad number of micro-markets that could provide an asset that over the next 5 years would create a huge loss or a huge gain based on the characteristics of the micro-market.

I'm posting since I'm a long-time reader but I'm having trouble figuring a way to get started in RE since my job requires me to move frequently. 

I say this because the dramatic differences from block to block in certain areas of Oakland are something that I frequently see in the Bay Area — but Oakland definitely has some incredibly rough spots in comparison to it’s upscale spots!
