With current market conditions, no investor-focused real estate agent will bring you a home run deal.

Sounds like you are on the right track, find an investor friendly agent who can hopefully help you negotiate some equity on the front end and go for it!

I have not seen that application of the coverage yet so your agent may have to shop it to several of the Environmental markets. 

Joel,My advise is to have a long discussion with your Insurance agent and then with your Attorney.  

So even if you do setup some workaround, your going to find a few hundred to a few thousand "activist enforcers" in form of licensed agents,  happy to report you the moment they see you "coloring outside of the lines". 

My guess is that Chad was not required to pay any commission to the buyer's agent as he wasn't selling any property, he was ONLY selling his services as a general contractor, which has nothing to do with real estate sales.
