Single-family homes is for strategic and savvy investors, as bedroom count is king, especially as they target the multi-generation family and group-booking tourists.

I’m new to real estate investing in both multi-family & commercial real estate.

I've already done quite a bit of research in my area and can already pretty much tell you what a property is worth or at least generally what it will sell for as I spend about 3 hours a day looking at properties and have been doing that for about a year to make sure I'm prepared on the accuracy side of things.I do have a family member that is a real estate agent in the area, but I'm not sure if a standard single family residential agent is the correct connection for multifamily.

Initially, I have been the most interested in either single family long term rentals, or STR's.

I want to purchase properties all over the U.S. in specific areas that my wife and I calculate and predict high returns on with multi family units, apartments, duplexes, etc.

I’m Cheyenne, my husband and I are just starting out on this real estate journey in the Detroit area and the plan is to begin with single family fix and flip (or use the BRRRR method starting with single family homes).

I'm looking for a different type of property than you because we are looking for commercial buildings, however when I was looking at single family homes and acquiring properties in that niche I will say that it was the same type of stuff that worked.

I own 1 Single family LT rental that is struggling to cash flow in a small town (bought in 2021) - so no equity right now.
