Question for the Forum: Has anyone found success with Build to Rent or build to sale from ground up construction of Single Family homes anywhere?

In my case my bank asked for a few monthly checking account statements so they could see my spending habitsThe gift of giving- A few months back a co-worker was looking to purchase a home (not for investor purposes) and they received a "down payment as a gift" from a family member.

SCENARIO: You quit your W-2, but you have $100,000 in cash and five single-family homes that produce $75,000 in cash flow and have $400,000 in equity. 

I am a first time investor interested in potentially doing a house hack with the following property :https://www.redfin.com/OR/Portland/10692-SE-34th-Ave-97222/h...it is a single family home with 2 ADUs so I see a lot of potential for a house hack,Any feedback would be much appreciated Thanks,-Cody

And of course price usually is the issue if its priced right things sell  priced to high they sit at least for single family parcel.

My 3-5-year goal is to build the portfolio using LTR purchases to grow some cash flow and equity, ideally purchasing multi-family units in tandem with SFHs.

Also, be prepared for family and friends to tell you, you're crazy.

I thought I might house hack, but as I mentioned my area isn't as multi family friendly.
