It could be in notes, houses, or a whole bunch of landscapers running around with lawn mowers as someone mentioned, it doesn't matter. 

We did one in a 3-season room just for fun, but in-general they are received less well than vast expanses of tile up here where we have serious winter.

I have owned to name a few, A Bar, a Social club, and now a Landscaping business, which I started with nothing and have built up to be a very good performing part of my and my families life.

We plan to have all of those items and any other specifics we share (i.e. driveway type, landscaping) outlined in the contract so they agree to it all and can't use it as a reason to back out.

If you're in a phase of planning for expansion and want to design a legal structure for that growth intentionally (and I think it's a good idea), I recommend you consult with a good attorney and CPA.  

$120-$150 per door are good numbers after insurance, water/sewer, PM,Cap ex, Vacancy,routine monthly maintenance,taxes, landscaping/snow removal and (Debt service?

Are there macro economic signs developers look for that show potential expansion or retraction in a metro area?

@Jim Adrian, an architect I'm following, might have some input specifics (except I don't know how to make the @name thing work so he probably won't see this).I personally come from a design background, landscape design specifically in this case.  

All those young people that you're selling "boring" loans to will pay for the profligacy of a 30 year credit expansion.
