So you have no excuse for putting most agents into one category especially when most agents don’t want the headaches of working investors who really are not true accredited investors.

This year I decided to stop making excuses and take action.

So they have less excuse for their ignorance, but they are no more ignorant than we were.If I knew what I know now back then, the moon would have been the limit.  

How do you feel about excusing yourself from a family doings two hours from home (for example) because your tenant called with a problem?

When I met my disbarred lawyers associates later, they said his excuse for use of escrow funds was for the benefit of clients, such as advancing money for medical bills etc.

I have a couple properties there but its really just an excuse to get back and see some college buddies every once in a while.

The only reason you don't find deals and come to a conclusion there are no deals or other excuses is because.....You..

Maybe you never graduate because your properties take off and real estate draws you in full time, no big deal the degree was never the goal but don't make excuses if staying is the more successful route.

On the same token, I'd also look at the expected deliveries of new housing units to make sure they're not overbuilding.Much lower on the list, I look for places that I like to go... give me an excuse to get out of the house for a bit...
